How the amortized-loan maths works
Every fixed-rate loan here uses the same formula:M = P · r · (1+r)^n / ((1+r)^n − 1), where P is the amount borrowed, r is the monthly rate (APR ÷ 12), and n is the number of monthly payments. Your payment stays level, but its makeup shifts: early on most of it is interest, because interest is charged on the whole outstanding balance; near the end almost all of it is principal. That is why an extra payment made early — which goes entirely to principal — saves far more interest than the same payment made years later. See how amortization works for a worked example.
